This place had everything we needed for a nice long weekend. The hot tub was amazing for us and our dogs loved the beautiful fully fenced yard. The fully stocked kitchen and grill allowed us to cook some meals at home, even though the place was surrounded by phenomenal restaurants. Would definitely stay again.
Booked the night before checkout from another Airbnb to move over slowly with our dogs and stuff. Showed up at 10:30 pm, hit with a musty, mildewy smell. Dead roaches, live ones running around, rat droppings, dead gnats and mosquitoes in the toilet and tub, spider webs, dirt everywhere. Hot tub was cold. Our car was packed, dogs still at the other place, but after seeing the filth, we bailed. scrambled all night/morning to find a new spot before our 10 am checkout. I had work, one car, dogs, total chaos. Messaged so many hosts that night/next morning, we hit the limit. Luckily someone let us in early. contacted Sundown Vista after, only got a VA. William NEVER responded, no apology, no accountability. VA admitted no one checked the unit before us. They even charge a pet fee “because cleaners charge more.” Disgusting experience. Wouldn’t recommend. Tons of pics. Do not book here. Too bad AirBnB allows 1,000 characters, I have more to say. They should be removed from the platform

Cancellation policy
Refundable Bookings
Cancellation deadlines:
- For stays under 15 nights, you may cancel or reschedule up to 14 days before check-in for a full refund. For stays 15 nights or longer, the cancellation window is 60 days.
- For some homes, a 30-day deadline applies — this will be clearly shown before you book.
- Cancellations must be submitted before 4 PM EST on the deadline day to qualify.
Fair-Refund Policy
If you cancel after the deadline:
- Sundown Vista will relist your dates and automatically refund you for any nights that rebook.
- The refund per night will be the lower of the original price or the rebooking rate. Nights that do not rebook are non-refundable.
Half-Now, Half-Later Bookings
- The first half of your payment is non-refundable.
- The second half may be refunded according to the standard cancellation policy above.
Non-Refundable Bookings
If you selected a Non-Refundable rate at checkout, the booking cannot be changed or canceled, and no refund will be issued.
Date Changes & Rebooking
Once a stay is canceled, you can't rebook the same dates yourself. If you need help choosing new dates, our Concierge team is happy to assist.
Transfers to Another Guest
You may transfer your booking to someone else at no charge. Just contact the Concierge with the new guest's name and email. The new guest must accept the transfer for it to take effect.
